Control the full resident and staff lifecycle

Keys, remotes, and shared gate codes become difficult to manage as residents, employees, and vendors change. An electronic system can assign access by person, property, area, and schedule. During move-in, staff can issue an approved card, fob, PIN, or supported mobile credential. During move-out, the credential can be revoked without rekeying every common door.

Separate permission groups can be created for residents, leasing teams, maintenance personnel, contractors, cleaners, delivery services, vendors, and regional managers. Temporary and recurring access should have clear start and end dates, and administrative rights should be limited to trained personnel.

Resident, guest, vendor, and delivery access

Residents need a simple and dependable daily experience. Visitors and service providers need a controlled exception, not a permanent shared code. Depending on the property and selected equipment, options can include video intercoms, resident-approved guest entry, temporary PINs, mobile passes, RFID vehicle credentials, or license-plate recognition.

Every workflow should define who grants access, which areas are included, how long it remains valid, and how it is revoked. Remote release and visitor-management features depend on the installed platform, network, property policy, and subscription; they are not included unless specifically quoted.

Brivo for multifamily access control

Brivo can provide cloud-managed credentials, schedules, event history, mobile access, and multi-property administration. Supported integrations may connect access control with intercom, video, smart-apartment, or property-management workflows. Brivo service requires an active subscription, and the final capabilities depend on the chosen readers, controllers, credentials, integrations, licensing, and network.

Doors, egress, and accessibility come first

Access control should regulate entry without obstructing required exit. We survey the door, frame, lock, closer, exit hardware, and accessible operation before specifying electronics. Where appropriate, we favor fail-secure electric strikes, electrified locksets, or motorized latch retraction. Magnetic locks and other special locking arrangements require additional release logic and code review and are not our routine default.

Door-position switches can report forced-open or held-open events. Request-to-exit devices can help process normal egress in the access software, but they are not the sole unlocking method where free mechanical egress is required. Stair doors, fire-rated openings, elevators, delayed egress, and fire alarm interfaces must be coordinated with the adopted codes and authority having jurisdiction.

Gate and garage safety

An access reader or intercom tells a gate when an authorized user may enter; it does not replace the gate operator’s safety system. Vehicle gates require appropriate entrapment protection, monitored safety devices, emergency access, and separation from pedestrian travel. We inspect the operator and opening before integration and recommend correction of unsafe or incompatible conditions.

Event history, alerts, and video

Authorized property staff can use access history to review credential activity and investigate reported events. Door contacts can make held-open or forced-open conditions visible. When video is correctly integrated and system clocks are synchronized, recorded footage can add context to an access event. Alerts, remote monitoring, and response procedures must identify who receives the event and what action is expected.
